Not Zillow estimates. Not county assessed value. Actual comparable transactions from actual closed sales in the same area.
If something on a property is uncertain, the listing says so. I'd rather lose a sale than promise something I can't back up.
I buy vacant land from absentee owners who don't want it anymore. I sell it to people who do. No agents, no lenders, no unnecessary complexity.
Every property I carry has been through due diligence I'd trust if I were the buyer. I don't move until I understand something completely. I don't put my name on a deal I wouldn't make myself.
